Just come out and tell him like you said it here. I've never spent the night at a house where I wasn't getting some, or planning to, and I doubt he is either. Like someone else said, invite yourself over and gauge his reaction. If all else fails, find a "childhood friend" of your own to spend the night with and see how he likes it.

Yeah, he is cheating on you right in front of your face. Sorry to be so blunt but I wouldn't be OK at all with my man spending the night at a girl's house especially if he already flirts with her. tell him how you feel, shoot he had no problem telling you he was gonna sleepover at her house so why not tell him what's up?
I think they like each other, but If I were you, talk to him, tell him what you feel about it, try to have serious conversation about what he really feels about this girl, if he loves you he won't let this happen, they probably having some ritual right now...

Is it just going to be those 2? Because if so, there is no reason for them to be spending the night together alone.
tell him it makes you uncomfortable, and if he can't respect that, then he's a hoe and a waste of your time
Ask if you can come as well if he says no or makes some excuse you have your answer then don't you
