Setting aside the moral question (maybe it's totally her idea and she's completely willing), the potential for things to go wrong here are epic. Once she moves in, she has rights (which vary depending on your state or country), and if she causes problems, your recourse can be very limited. Such a non-mainstream solution can be used against you in a number of ways, both by her and by officials (police, the court, etc.).
It's also bad business. If you're a landlord, the point is to make MONEY. Unless you normally take that rent money and spend it on hookers already, then by agreeing to such an arrangement is going backwards.
Besides, it really isn't hard to get sex for free if you're willing to make a reasonable amount of effort.
Such arrangements are a trainwreck waiting to happen, and everyone but the guy can see the train barreling down the track, and knows how it's going to turn out. At least it makes for an entertaining show, as long as you aren't directly involved in any way.1 1 0 0well said.
I'm a guy, and I would never bear the economic burden of a girl's rent, not matter how hot, in exchange for sex. If she can't support herself, she's not even worth having sex with. Evolution has made us attracted to people with desirable traits. Why would I find an economic leach desirable? Why would I reward that kind of trait and allow it to survive from one generation to the next? I wouldn't. Maybe there are guys out there who are that desperate for sex that they would gladly compromise the economic future of their children and family for a few penis massages, but that's not me. Sorry.

Nah, that's wrong. If you don't genuinely want her to stay with you then don't offer her a room. I would have sex with someone who asked me to stay with them, but it shouldn't be a requirement if that makes any sense. Like, if I was living with a FWB and he asked for sex okay, no problem, but if he told me that I had to have sex with him then I'd probably kick him in the balls and move out immediately.
