How to descreetly let an aquaintance know you're into them?

I don't know this guy very well but he's my roommates friend, he's so sexy and every time he's around I sit there quietly like an idiot. We talk just a little bit but I'm shy and think he's a bit shy.

I know he finds me attractive because my roommate told me so but I'm still to shy.

Also the both of us are in a relationship but mines been slowly crumbling for about 2 years, and I know this is wrong but I'm addicted.
