Am I deluded thinking he might be into me? He offered to help me carry my groceries once so I thought he was a nice guy. But then he acted like a hostile jerk when i was at his door another time.

There is this guy that works at my cafe. Even though I'm pretty shy I am friendly with him. We live in the same apartment complex and occasionally bump into each other in the lift.
At the cafe however it is a little bit different. It gets awkward!
Sometimes we accidentally make eye contact from across the room and then look away. I sometimes see him looking at me from across the room.

Yesterday I dropped a sheet off the balcony and it landed in his backyard. I went down with my male flatmate and as soon as we knocked on the door the gym neighbour opened the door, mid-convo with his friend. Inside sitting in the loungeroom was his girlfriend and another couple. He barely acknowledged my flatmate and just handed him the sheet and went to shut the door on him. So my flatmate was trying to be friendly with him and i was standing right next to him. My neighbour was so rude! He could not have been more hostile! It was like he just wanted us to go away and just wasn't interested in being friendly at all. My flatmate asked, "So do u know what time it might have fallen down?"
And my neighbour replied, "No idea buddy!" like really condescending.
Whilst standing at the door my neighbour would only look at my flatmate - he refused to acknowledge me let alone say hello! He gave me a half-smile right at the end b4 he closed the door.
The time after that at the cafe he ignored me.
But then the next time I bumped into him in the lift in our apartment complex, he smiled and said hello and "see ya later." I was polite back but didn't make much effort at all.

My guy friend and I are both taken and we talk openly about our respective relationships. We had a fight last week and weren't speaking but we had an all day school event today together. He texted me last night to say he didn't need a ride from me and that was the most we'd talked in days.

Normally we are always staring at each other but since the fight we hadn't made eye contact. I looked at him today when I saw that he'd made granola for me, which he knows I love, so I knew that was his apology.

Then all day he was winking, smiling, staring, making faces and joking with me. We shared a bottle of water at lunch and started hashing out our problems. Later we were passing notes and he was bumping into me and teasing me about walking next to him. We were sitting pressed against each other, like before our current fight. He told me he ditched me after a previous fight because he thought I was too mad at him to want to see him so he was giving me a break from him, some space he said. I didn't understand until then. I thought he was just being a jerk.

Before we went home he was calling me sweetie and darling and assumed I was watching his stuff. Then I said we'd talk on the bus ride home. He teased me about assuming he'd sit with me but we did and he said we could cuddle and put his arm around me. Then we had a great talk and sorted all our stuff out. The sun was behind him so I could actually see his irises. They're deep brown. I told him this and he asked me what color his eyes are. I said so dark brown that you can barely see the pupils. He agreed and said his gf was dumb and didn't know what color they were. They've been together almost eighteen months.

What's going on here? What's he want with me?
