I'm currently renting a place in outer Melbourne, Australia with my family (my parents are the main renter though) and we've recently discovered black mold in the house as well as a water problem behind the laundry wall. It's possible the owners didn't know about this problem but it's possible they did considering the huge crack in the roof beside the kitchen ceiling light when we moved in.

But see I'm a very by the book person. So in this case I'd report it, fill out the paperwork, talk to the landlord and go from there but my Mum is terrified if we follow the rules we're going to get kick out of the house or not be offered another year living here. The owners seem agreeable but a little dismissive. We have an inspection very soon and she wants to wait until then to say anything.

So in my mind we tell them, repairs get started within the next month (because it's urgent) and if not we call & get a reason, if there's no booking for the repair within another week we report them to a government board of some sort & try and get it sorted. But then she's going on about "there's no way we'll get a renewal if we do something like that! We just have to wait or say nothing. We'll get kicked out and they'll just paint it and not tell the next people" and I said "We can still report them whether we're renting here or not" but she thinks that would get us blacklisted for all rentals in Melbourne?

I've heard that the market is heartless and very competitive in Melbourne and I know blacklisting renters is definitely a thing but can someone give me some insight? I've only been renting a few months and this doesn't sound true but then... it kind of does. If you're in Australian rental or real estate I'd really appreciate it.
