In order to legally run for a third term, Trump has to get The Constitution amended, repealing the Amendment preventing a president serving more than two terms. All amendments added require a two-thirds majority in both houses of Congress, and then ratification by three-quarters of America’s state legislatures. The GOP doesn't have this power in Congress, and even if they did, not all GOP congresspeople would vote in favor of a third Trump term. Also, they do not have 3/4 of state legislatures either. This is a lengthy and complicated process that, even if applied at "warp speed" wouldn't be completed before the 2028 election, or January 20, 2029.

All he has to do is declare martial law refuse to leave the White House and outlaw voting via an executive order. That's it. And that is exactly what I think he is going to do. If Trump had any respect for the law including the Constitution, he would have to do all the things you mentioned but he doesn't. And that is the part. I think you are misunderstanding.
