Ten years ago, I'd've said Treasury bonds; not so much now. Land is generally a safe bet; they say it's because "they're not making any of more of it", but don't say that too loudly; it makes the volcanoes VERY angry.

An upcoming one I'd be watching is the tequila market; a change in the farm subsidies given by the Mexican government means a LOT of blue agave farmers switched over to growing corn, so the supply of that's going to plunge over the next ten or so years. Of course, if we just get off-shot versions of "tequila", it might not affect the price all that much.

And here in the US, the name up the upcoming game is helium. Congress began selling off our national helium reserve years ago, and it's used in SCADS of high-tech manufacturing. The two limiting factors are 1. there's no direct helium futures market (that I'm aware of, at least), and 2. if someone gets a fusion reactor going, the price goes through the floor.

Land, there is only so much dirt, rental property, even in our small hick town the rents are horrendous!
A 2 bedroom in an older building cost more per month than my house, and I have a pretty nice 3 year old house.

in our subdivision a house and lot 1,600 sq foot is about 450ish, 1,800 sq foot will be 499ish.
That is move in ready, all you have to do it plant at least 2 trees.
There are buildings for sale, or older homes for less.
Depending on your credit all you need is around 20% down.
I have a strip mall building and my tenants paid for it, since it is paid off it is now income producing, and the building has about doubled in value as well.

Premium bonds are a thing in the uk. It works like a lottery where your numbers go in every month. The more bonds you have the more likely you are of winning the big prize of 1 million pounds tax free. You see some of thd prize winners and they usually have 30-50 pounds worth.

At any time for the same amount you bought at. No intrest on your money though, so my £400 would have lost value with 15 years of inflation
