If you could give your past self just one piece of advice, what would it be?

Never quit with the Adult learning education. In my case I was rare to have proper degree, real estate , GC, and Inspector credentials but that's not enough. The Vendor study in Electric, heat/air, and plumbing... kills me when buying dawg buildings (needless/gun shots in the day).

Probably could have done some of that on my own. Better late than never though... that's anywhere from 40,000 to 80,000. GC is F-in useless when it comes down to the guts of doing 10,000 per unit ac replacement, updating 1920 electric, and beyond saving iron piping etc...

BUT-I'm 9 months away from the A/C Heat and can "intern" with vendors I use now... I really screwed up there though !! At least I can make my contact, "mother board", and save/pay myself 100.00-200.00 hour plus parts now when "my heat isn't working" Repairs are needed. It is what it is.
