Whoever treats me better, so definitely the sweet guy. I want to be with someone who makes me love myself more, not someone who nitpicks or criticizes my flaws.
I also live with my parents, so it wouldn't be a dealbreaker for me. However, I'd hope that he isn't living with them permanently.
