Now is the worst time to buy a house. There's no "recovery" going on. Prices are at all-time highs. You'll never have any growth in value and there's a huge risk of a crash and a $400,000 house will suddenly drop to $150,000 or less. Interest rates have nothing to do with it, you can always refinance interest rates, you can't add value to a house in a falling market. And besides, interest rates are only at 6%, still well below the median. In the 1970s and 1980s they were over 10%, sometimes almost 20%.

Now is probably the best time as long as you're prepared to refinance in the next year or so. Rates are forecasted to decline and at the current market, sellers are feeling the pinch.

I would expect values to increase once the rates hit their lows.

It's probably early yet, because the Fed just started lowering interest rates ten days ago. I recommend waiting until November or December.

Homes in more than 60% of the country are still GROSSLY overvalued. Bitcoin will wipe this clean. Buy Bitcoin instead of overinflated real-estate and in 5 years you will be able to buy 3 homes.
