Should I just let him go?

I Have a friend that the last four months we have been very close we text every day problem is he has been in a secret relationship with a old girlfriend that is married for the last eight years they talk every single day. She calls him once he’s off work and they talk to its time for him to go to bed or basically he listens to her, she is married still they’re always on the phone or watching TV watching movies together. he tells me that he is emotionally connected to her, but he is also he told me he was happy with her but happiest with me, he told me tonight I am special to him That he is starting to have feelings, but I’m very confused. I don’t know what to do because I have fallen in love with him and he knows it. Yes, we are friends with benefits. We have a connection, I just don’t know what to do anymore. I really care about him and I know he cares for me but she’s in the way. Should I just cut my losses? I smile so much h more than I ever have, he smiles too. He waits for her to leave husband, but it's been 8 years.
