Original hardwoods, plumbing, and plaster walls were good. Refitted them to make them like never find better in that Neighborhood. 80,000 after refit and never have had a tenant move. Total of 5 in that area on outskirts of Downtown and tax values Values have me at a sum 1.5 summed with monthly income. Area is starting to get old home knocked down and McMansion farmhouse styled with stone and brick put in. Can easily see and mile bike to Downtown building...

I bought a few houses after the bottom fell out of the housing market in 2008, renovated a few and sold them for nearly a 50% profit. My biggest regret is that I didn't have more money but during this time I roughed it in a trailer or was serving in the military. I built the 4 bedroom home I wanted with the two car garage, full size basement, and large attic, pool, steamroom jacuzzi bath and man size shower as well as a den for a pool table, dartboard and 50inch TV for sport games. I save a lot of money by doing as much as i could myself. I still have a few other houses I rent out and the tenants basically pay the mortgage for me. The mortgage is at a fixed rate which is very important.
I made some money from bitcoin but really didn't want to be left holding the bag when the bubble bursts.
Repair old TV's
Back in uni days we were bored and had a friend moving out. His dad had a whole garage of various CRT plasma TV's. Back when they were a pretty penny each. His plan was to leave them for the house buyers to deal with.
We had a couple of electrical engineering guys among us, as well as me, and we got them all working and out within a few days. Not a single set was sold at a loss and it was basically free money
Invested a very sizable amount of money in gold in 2005. I did it on a whim after my brother told me it will at least triple my investment in 10yrs. I8yrs later it has more than quadrupled my original investment.
