What should I do with a tenant if the ac goes out?

First, how quick should I expect to have it repaired? Probably would need a whole new system, since it's pretty old and they're limited on what they can do now due to the age. I'm just contemplating ahead in case it goes out.

It had air conditioning when the tenant signed the lease. You have a duty to provide it and to give them a discount for every day it is out. If you live in an area experiencing extreme heat, you may owe them more. If you want to do the right thing, schedule a replacement now.

It depends upon where you own, but you can be opening yourself to all sorts of nasty penalties if you intentionally delay so quicker is better.
