Not often enough. Ours went kaput after 23 years. Since cleaning it was getting to be a bit of a strain on a 70+ year old back, and the cost of chemicals and electricity have shot up like a missile, we had it removed. Now we have a double-deck deck/patio combo. But now I can't sunbathe sans suit.
I got a new retiree health plan this year- with some facets better and others worse- than before. The better? Access to a local health club and it has a pool and hot tub. The worse? just about everything else.

Unfortunately some years ago the tree roots snapped the gas line.

  Eh. The gas man didn't seem concerned. We've a number of gas gremlins through the years. These guys are the most laid back people. Our first stove bit the dust and we found out the pipe was literally knotted and crushed behind the unit. That was scary.

Not very often. We don't have a hit tub, and neither do any of our friends. Sometimes, we may use a hot tub at a hotel while traveling, or onboard a cruise ship.

It was great.
The house had a walk out basement so it was basically on the second story.
It looked out over the lake, and was used often.
