Can you suggest me what to avoid or what to say to make new and real friends?

When I meet new people I try to avoid talking about things that could cause arguments. I avoid politics, religion, current events, race, money, asset etc.
Instead I ask them:
How are you feeling?
How's your life going?
How do you like the city you live in?
What do you like to do for fun?
Then I try to listen for details in their responses that I can relate to, and I share my experiences as well.
Try to bond with them about shared experiences and goals, and other positive things.
