What would you do to safely manage and grow your money in my position?

I really need to make some changes and start investing and growing my money. When the pandemic started, I think I had about $60,000 and over the next three years I now have at least eight times that much….. And I need to start making responsible decisions that will lead to building wealth.

Seeing as how we are in a rising interest market, take a portion of the money and create a series of CD's with staggered maturities, say 3, 6, 9, 12, 15 months, etc. This willl give you an income stream that "smoothes over" any abrupt ups or downs in the percentage rate. Take part of the remainder and invest in good real estate opportunities, especially leasing storefronts in a "hot market" area. Take another part of the remainder and flip some homes in an "up and coming" residential area. Take another part of that remainder and invest in some local businesses. Keep at least 10% in an interest-bearing, no penalty "rainy-day fund". Good luck.

(60,000*8=480,000)
(480,000-60,000=420,000)
(420,000/3=140,000)
