Would you buy a riverfront property?

1) There is a riverfront land in my grandfather’s village, that looks very beautiful.

I have checked the geological history and information of that area and it is sounds like a safe place.

I wonder if it’s a good idea to purchase that land and design my own house so I can have my summer getaway for when I visit my country on summer holidays.

2) There’s a nice house next to that land and it’s on sale as well for very affordable price, but I think it’s better if I buy the land and design things the way I want.

It’s also very close to my hometown, the capital city, just 35-40 minutes drive away.

I don’t plan living there as I am still more of a city girl but I’d like to have a nice summer getaway.

The area is on the hilltop, so while the views are amazing and the river is right there pretty close, there’s no risk for water reaching there. As my grandparents lived nearby and I have also read lots of information and water has never reached there.

Absolutely. A few things to check (from an American perspective).

1) Erosion at the water front. When erosion does occur, who is responsible for the cost of remediation (you or a government entity). Take a look at what erosion counters have been done already.

2) Flooding... ok, you answered that one.

3). How much of the "water do you own"... strange question, but in the U. S. a lake/river/ocean tract will often include a portion of the waterway. Can you build a boat dock or deck?

4) Are there fees that are mandated. Where I live you can get lake front property relatively cheaply BUT you have to pay the Army Corp of Engineers $600/month!

5). Any restrictions on building that may cause problematic water shed issues.

I will own water in a way that there’s pretty nice water channel going through my potential land. I can even build a little bridge on there.

And have flowers around that, the water channel, little bridge, flowers - all in the backyard. I think that would be beautiful and then a river very close.

After your update, yes, with caveat. My house is built into a hill on a bowl. The entire bowl is mine and the feeder spur to the creek are all mine. For my house to flood it would take biblical destruction level of flooding, but erosion is a concern. The old retaining wall and pier system was inadequate, so I had it updated and reinforced. Took a water engineer and a structural to do it properly, cost me about 75k, but the house ought to still be there if the hill collapses around it, and since this is the forever home it was worth it. If you're ready to take on that eventuality, because Mother Nature always wins on an infinite timeline, then absolutely yes, because the views you'll have looking out onto the river will be worth it every year. I have zero regrets about this house or what it cost me to secure, because there is nowhere on earth I'd rather dig in to defend.

In my town? No way. We had a terrible flood 6 years ago that wiped out a lot of properties, since there’s a river that runs right through the town. All it takes is a month of heavy rain to bring back flooding.

If you’re going to do that, you have to get flood insurance all kinds of different insurance because if the storm ever hit you could be flooded, take all your valuables and take them somewhere else if the storm is coming and you don’t want to stay in that house either to dangerous

Yes, I’ve thought a lot about this, since I am very cautious person, there’s one more land with the view of river but on a hilltop where the water has never reached. I contemplate the idea of buying that land as well.

That sounds like a lot better idea and you’re still close enough and you can sit out and look at the water and then you can actually go swimming and it’s a lot more safer take a serious attempt at that house

Yep, I think if I buy one I’ll go with that hilltop one, I forgot to mention it in the post. As I haven’t gone into details. But yes, it’s quite safe. I, too, am very cautious about such things and It’s always better to be safe than sorry.

hilltop constructions are prone to landslides...

I would be more worried about slides than floods, especially for decades old constructions

I am going to build my own and there has never been a landslide. There is a village and people have lived peacefully for hundreds of years.

I would especially if you are far even back or high enough to cover most of any higher then normal water levels, or early spring snow melt off. If your clear of most flooded it could be paradise

My house is on a saltwater canal in Florida. nothing but water when I look out the windows. I’ve seen porpoise, manatee, people boating, etc. I love it here!

It depends on the water front. Mother nature is a formidable for. I would do some research, see how often that area flood, is their environmental concerns, how expensive is it going to be to build their. Water front creates all kinds of issues.

Yes but not on a flood plain. Check out the area, if it's on an overall large flat two or three acres of flat land
