The sad fact is DAMN FEW starry eyed renters KNOW what to even look at or ask. Cosmetic shit can be changed cheaply - the guts, the real deal - burner, water heater, breaker box, wiring gauge, roof, termites/pests, water mains/well, plumbing PLUS taxes, schools, municipal services, neighbors, retail near by, etc CANNOT BE CHANGED!

I've been to several open houses. The first house I bought was the result of an open house, hosted by the listing agent. The house was only on the market for 3 days before the open house. Put an offer in the next day, which was accepted after a short negotiation.

We moved into the house and lived there for 20 years. While there, we often went to open houses in the neighborhood, to see what others were doing w/r/t interior/exterior design, what houses were selling for, and a good way to meet other neighbors, who were also "just looking". The real estate agent didn't mind. The extra traffic brought in people looking to buy, and often increased the selling price.

I must have gone to around 10 of them. I made n offer on a couple of them. I remember one had a built in swimming pool in the back yard. The owner made a big deal about it. You should have seen the look on his face when I told him it would be easy to have it filled in.

It never came to an open house with the few interactions I had with buying and or selling a house.
There was a short time where my parents in law decided to sell their house and them and my husband making a deal so he could buy it instead. But during that time the realtor never did an open house.

When my parrents sold their house the realtor himself bought it. Well technically not our realtor but his partner in a company of two. My parrents had multiple independant sources confirm the price, but between his connections to house renovators and other potential buyers having to pay the realtorpart on top of the selling price, it was a good deal for both parties.
