Best friend always wants to borrow my clothes and makeup?

Whenever I invite my BFF to come stay with me at university she always insists on wearing my clothes and my makeup because she prefers mine to hers. I just don’t feel comfortable lending it out to anyone because my stuff cost me loads of money and would take ££ to replace. I know she prefers my makeup collection because she always remarks on how “nice and expensive” it is. But I don’t know how to tell her, she keeps saying that “real friends share their clothes.” But I never borrow any of hers I always use my own. Am I being selfish? How can I let her down gently?
