also depends if the land has any hoa, poa, any restrictions and what type of restrictions, what type of zoning it is, if there's any easements, if there's any back taxes owed, what type of deed if it's a full warranty a quit claim deed a tax deed, if there's any utilities already on the land, where the nearest powerpole electric pole is, if there's sewer hookups or if it needs septic, if there's any surveys already done on the land, if it already has a physical address or if he needs to get one, how many trees need to be cleared off the property

40 acres varies from state to state in terms of price. most states you won't be able to get 40 acres in one huge chunk of land there are a few exceptions with only 2 states i can legitimately think of one being california and the other i won't say
