Can anyone explain why home owners think its a good idea to put tiles or floorboard in a house they plan on renting out?

Tiles can be easily scratched and they aren't cheap to have fixed. To me I also feel they are potentially dangerous if you have a family living there with kids and that child falls over and hits their head. Tiles are also quite cold during winter. I seriously miss the days when people had carpet
