Can anyone explain why home owners think its a good idea to put tiles or floorboard in a house they plan on renting out?

Tiles can be easily scratched and they aren't cheap to have fixed. To me I also feel they are potentially dangerous if you have a family living there with kids and that child falls over and hits their head. Tiles are also quite cold during winter. I seriously miss the days when people had carpet

In vintage or historical homes hardwood floors were found in just about every home along with tile in the bathrooms & kitchens. After that wall to wall carpeting was a thing. Nowadays newer homes have engineered hardwood floors & in older homes people are ripping up the wall to wall carpeting & putting down wood floors. My house was built in 2016 & I have a mix of flooring. Carpeting in the living room & bedrooms, tile in the bathrooms, laundry room, mud room & wood in the hallways & entryway.

people who are renting out their house are trying to get materials to be cheap as possible. i don't think they care... they don't care if your child will fall and hit their head. that is not their responsibility, that's on the child's parents. they also think tile is cleaner and easier to clean than carpet. landlords also don't care if your feet are cold in the winter... i just think you're giving them too much credit thinking they are kind or care.

also, if these are "nice" looking tiles, they can increase how much they want rent to be. they don't have your best interest in mind. ever.

Depending on the quality, hardwood floor and tiles can take abuse/abrasion better than carpet. Tiles are also more hygienic, especially with small children. Real wood floor is warm to the feet, because it insulates. Tiles are perfect for floor heating.

Hard-wearing and more expensive so can be a tax write off
