Sounds like he likes you if he is singing songs. That is sorta like sending a love letter or something similar. It is a personal thing. What is a transactional relationship? Is that like a friend's with benefits thing where your relationship is based around the transaction of sex? If so then yeah maybe he is developing feelings for you. That is not at all unheard of in those types of relationships. It is easy once intimate with someone to grow attachment to them.
