It could mean a lot of things. Maybe he’s saying that to not get to excited that something could happen when it really doesn’t. Maybe he’s had bad relationships in the past so he’s not expecting much from women. Maybe he’s telling you not to expect too much out of him. Could be he’s saying he doesn’t expect much out of a relationship unlike the way a lot of women do. There’s a lot of possible reasons.
