I have been approached by a friend who teaches yoga and she wants to use my property for classes. I would build screened gazebos in certain areas that have vistas of the river. Does that sound like a good business?

It sounds like a potential commune, camp, or homeless dwelling site to me. I do not see this as high and best usage of your riverfront property. Please be certain that you are not being blinded by the scoot-scoot. From what I am gathering, this will not be a money generating "outing".
