to buy a house? get enough money...

and by this I mean, either you have enough money to make it more certain, or that you have a great plan that you know well you can keep up over time to buy the house... a house that you actually want and works for you

sometimes it is just a terrible idea to make a big investment or purchase but not going with enough money because if you do this, then you might settle for less than what you need or really want...

most of the times it is best to wait and save more or get enough capital secured, so you make it worth and work for you, don't get trapped on a bad deal

View the house in the rain. Open every cupboard door. Flush every toilet. Put water down every sink. Look into the roof.

Turn on every light. Plug in something to every socket.

A house is a huge investment. Ask when the kitchen was last installed. Get the age of every appliance staying after the purchase.

Do not buy a house in a gated community it is a pain in the ass when you order pizza have the cable or wifi guy installation. Some don't even allowed you to have pets. You don't get to have a freedom of say how you want to decorate your front yard for Christmas or Halloween. I had to write a letter to community association to see if they would approve of it.

If the property has a septic tank, have it inspected BEFORE you buy it.

Have someone come and do a mold count on the house.

Check for asbestos and lead paint.

Definitely don't buy it now. The interest rates are high and the prices are through the roof.
