Get it professionally inspected but don't expect the inspector to cover everything. Have a knowledgeable friend look at the electric, heating, cooling, roof, attic, plumbing & siding.

Remember: You are NOT buying the decor - you are buying the above. ANYTHING internal can be repainted recarpeted refurnished and remodeled. You want the "guts" to be tip top!

Round up the mortgage payment. Pay the principal as much as possible!

Demand proof it's unencumbered by leins, permits or lacks certificates of occupancy. Any of the above? Run!

If you are paying PMI continually check your appreciation value so you can stop paying that as soon as possible.

Best way to lose a home? Don't pay your property taxes. SO PAY THEM!!

Congrats! It’s a lot of work. The #1 tip is if you’re living near others, make friends with your neighbors. First day you’re in your place, bake a bunch of cookies. Package them up and go door-to-door. Introduce yourself and drop them off. Learn their names. And even if you have to write it down, just apologize and say you’re bad with names.

You can always change the decor aspects of it look for one with good bones good foundation and plumbing and roof those things are expensive to fix where it's easy to paint the walls and get diffrent flooring

Fixer uppers are good. If the house has a septic and well, get em tested by your own inspector.
