Is buying this place worth it?

So my landlord offered me the place I've been living at since I was little.. He never kept up and did his job as landlord so like this needs major work from new plumbing being this place uses the old PB piping which is known for leaks.. New ceiling, new floorboards and even underbelly repair and way more..

He offered me this 3 bedroom, 2 bath double wide mobile home for only $28,000 and I am wondering is it worth it at that price being that it has so much issues including black mold damage and even termite damage to the place?

I know for a plumber to come out to redo all the pipes from PB to PEX would probably be $15k alone

If you do a lot of the work yourself you can save a ton of money. You just have to do it right.
How much land is it on? Are you in a trailer park or do you have a little space you could build on? How are the appliances and utilities? The black mold is concerning, so are the bugs, but it could be worth it depending on where you live. Anything for $28k here would be a steal. Most land itself is more expensive.

They are offering me the land and the mobile home together at the price. It's a trailer park and the land is only 0.24arces.

Well, depends on if you want to stay there mid-long term. Look at the going rate for land in your area, other double-wides and smaller houses you may consider upgrading to. You probably wouldn’t be able to get a loan for the place with the health issues, which is probably why they’re trying to sell it to you as-is. It’s too hard to tell whether or not they’re just trying to pass off a problem onto you, or if they’re taking a loss. I’ve seen some nice restorations of those though, so it is possible.

I bought a small house that was a hoarder house and it was a lot more work that I thought it would be.. and a lot more expensive. It’s turning into a really nice little place, but it’s taken me 99% of my free time for the last year, come March 1st.

This would definitely be something you would have to commit to.

Most of the homes out go for $100,000+ I just saw the home next to me get sold with holes in the floors and walls for that price..

Yeah, it could be worth it. Even if you fixed it up, lived in it for a year or two and then sold it, you might make a little bit from it. It’s hard to say with this economy though. The mold and termite infestation will severely impact the overall cost.

As a very rough estimate, I would probably ballpark $10-15k to restore it. Having to redo subfloor, roof, replace expensive things like the furnace/water heater, etc. and the Black Mold and Termite infestion could easily double that though. Try to get an idea of the extent of the damage. Maybe see about getting an inspection done.

He is trying to dump a lemon on you. He rented it out to get his money back and then some while neglecting maintenance. Basically he is offering to sell you something your family already paid for but it's not new. A dumpy trailer isn't worth 28k.
