I've realized he's using me for a place to stay but why doesn't he want to break up?

I'm tired of my boyfriend. He's took me through he'll within 10 months. I've realized that he's using me because he has nowhere else to go. I told him I rather be roommates but he wants to stay in a relationship with me but why? As roommates he's entitled to do whatever he wants and I won't get cheated on. I won't deal with any guys because I'm focused on my goals but I can't be with him anymore and he refuses to breakup. What's behind his madness? Is he afraid I'll date someone else and kick him out?

There are many reasons why he wants to maintain the "illusion" of a relationship so I will only touch on the basics.
He hasn't found anyone else that buys his bullshit quite like you and you tolerate it! To him it's LAUGHABLE that you would grant him the "right" to see other women when it's been that way your ENTIRE relationship! His life will always be a constant search for a REPLACEMENT because at some point his time runs out and his VICTIM finally accepts its a LIE!
He still wants to make YOU think he still wants the relationship because YOU will be the only one in it! He can't risk YOU finding a relationship before he finds a viable replacement!! What MAN who's REALLY feeling YOU "and vice-versa", would allow the situation as it is?
They have a LOT of tricks! If you didn't invite him he would have secretly had his mail sent to your house in order to make himself an I. D with YOUR address. That way police can't MAKE him leave!

He is afraid of being thrown out the place. If u find someone and get involved with him he will have no more place. So he wanted to stay in a relation to keep the place. Once a new boy will come , his place willn't be reserved anymore. So he wants u to stay in order to stay with u at the place.
