Depends on the area. Is it worth the price? Is it a safe neighborhood? Good schools? Good job market for both of yours' career interests? Quality, size of house? Property? Cost of living in the area?
If you're buying a mobile home for 90k, know that mobile homes will depreciate in value so if you are wanting to put it on the market in ten years, that's not a really good choice. Also as a manufactured home the cheapness is built into the price. Depends on your standard of living.
On the other hand, living in the city where the average home is double the first price you mentioned, that price would be considered a steal for an average 2-story home.

Home prices differ depending on the location. My son wants to buy a home by his work, but basic starter homes there are $1million and up.
I think the question is who will be paying for this home? If you are paying for it, then buy whatever you can afford. If he is paying for it, then he needs to buy whatever he can afford. You can always move up as incomes increase.
People need to stop feeling entitled to be provided whatever they want. Living beyond your means will destroy any relationship. If you think you can marry him and then divorce him and get half of the $250K, you're fooling yourself. All you get is 1/2 of the accrued equity in the home, not 1/2 of the sales price. Also realize it takes a long time before equity starts building, based on paying down the loan, as you're primarily paying interest for many years.
There's too many variables in that,
You need to take into consideration your income, the safety of your income, your indebtedness, the state of the market and its likely direction.
Overall, I'd say a house is a good investment and I would rather pay most of my income on that rather than getting car finance etc.
And it's probable we're at the top of a peak, there's a crash coming, and we're in a huge period of instability instigated by covid measures and lunacy, therefore, personally I would wait at least 6 months to see what is happening in the world.

There should always be a budget. The double storey house I brought was on the market for $3.1million.
It’s in a fantastic, quiet neighbour. Close to schools/parks/shops. The owner was URGENTLY getting rid of the house because her husband was filing for divorce and she just wanted to get rid of it (she slept with the neighbour). She sold it to me for fraction of the asking price she initially wanted with some of the furniture that she was willing to give to me.
I was just lucky 🤷🏽♀️ in the right time/right place. Her now ex husband was an architect and she was an interior designer.

It's not about buying a house that Is more or less expensive it's about buying a house that fits all your needs and if you can afford it wants. It's about buying it in a community that matches your needs etc. And if you pay too much and over extend yourself you could end up cash poor. I haven't bought a house recently. But before the credit crisis back in "08" lenders really didn't care whether you could pay off your debt. They would sell you a house you couldn't afford.
Sorry I have to side with your boyfriend on this. They say people only keep a house for 7 years on avg. The point is to build up enough equity in it to sell it and buy bigger. Besides you accumulate things ov we r the years. And after little ones start showing up you run out of room fast.I belive you are asking the wrong question.
A house that costs 200k can be a tiny apartment in a major city or a duplex with pool in the country side (just as an example)

Depends on location and land. I want something in the country with always 10 acres. Normally around here I’m looking at around 120k just for land and crappy house. But house costs are up significantly right now… if you don’t wanna put significant work into it then you need to drop at least 150.
Your number is much closer to reality. 250k can get you a good house in a safer neighborhood than 90k ever will. Keep in mind we are in a sellers' market so prices are inflated, mainly due to short supply and low interest loans. This is subsiding as we speak however as lumber prices lower and more houses are built to meer demand. Also, keep in mind a house only needs a 20% downpayment so your 250k is only 50k up front, so you can tell your SO that as well.
With housing prices here you should never need to pay more then 500k to get a really good house with acres of land on top of it.
And ideally 350k should be able to get you virtually any house you want.
I would never ever go over those numbers.He might find a house for 90k in a small town but it most likely be a fixer up house in the country 30 miles away from good employment. You on the other hand might find a good house for 250k in a medium size town 10 miles from great employment
Material cost only. I am blessed to know how to construct so I would build my dream home myself and for only a just 100k to 90k for materials and plumbing/electric cost
