Second. What we mean with it matching inflation here is that the value is persistent. If a house was worth 200 000 Bigmacs when you bought it, it would still be worth 200 000 bigmacs when you sell it. That is the healthy level. Inflation itself is a more complicated topic but for ease of understanding, most agree we want a 2% about inflation. Small yearly upticks.

What is not healthy is when it significantly goes beyond that.

Not necessarily. Its how I own most of those houses. I got a mortgage out on them and the tenants paid the mortgage payments on them, got a mortgage for other houses by putting up houses in owned as collateral. Bought less expensive houses, renovated them and sold them on for maybe 30% profit. I've built a small fortune out of an orginial $20,000 loan deposit and out of those rents i use to pay off mortgages i pay my wife and I a decent wage which tops off my salary nicely.
Debt and loans if used correctly is an investment. When you get a loan to go to college you are taking money that you do not have at that moment and investing it in yourself so you will earn good money with you degree and the bank profits on the intrest.
Same if you need a car for work. Maybe it costs say $9000 2nd hand, you dont have $9000 but you need a car for work to earn money so you take out a car loan. You get a car to earn money and the bank makes a percentage of profit off the intrest. Again you are investing in yourself.
Same if you are buying a house. You need somewhere to live so rather than paying some landlord like me rent that pays the mortgage I have in that house, you put a deposit down and take the rent money to pay a mortgage. Seriously I've got tenants that make more money in their careers than I do yet they are buying my properties for me with the rent rather than buying it themselves.

You ever notice how bank loan adverts and adverts for student loans are directed at black people? Especially overweight black women? Its because they think nothing of being in debt. I still have the properties and the rent and money I've made off of them. What do you think happened during the economic meltdown? The banks seized buisnesses and properties where people were over leveraged not having any money or assets against their loans. Others were left alone and kept their boats etc.
