My friends with benefits wants me to move in with without the title what should I do?

he's on the skinny side no muscle and works in a job with bad pay. He's had a lot of exes

Well I'm not going to tell you what the best choice is cause it's not my business but I'm sure you know what the best choices are, I really dont see why you would want to move in with someone that can eventually just kick you to the curve when an argument forms

This no title just gives him all the rights to do so when he decides too simply cause you aren't anyone to him and he can simply just say you are a stranger living in his house or whatever, I don't feel like you should swoop that low when from the sound of it, it seems like you got enough to form your own living by yourself or with someone worth your while

So he just wants a roommate that he sleeps with? Well it's your choice, there's no right or wrong thing here. All that you have to make sure of is that you're both on the same page as far as the "relationship" goes. Talk to him directly about it. There is a "title" no matter what. Even if it's roommate/fuck buddy etc. But guys don't generally want theirs to move in with them unless there's feelings there (unless he really needs a roommate financially and you're his best "option"?).

Have you asked him why? I would. But like I said, he's either developing feelings (maybe in denial or maybe doesn't even realize it himself yet), or you're his best option for a roommate. There might not be anything more to it than that and it might be that simple. He wants someone he knows vs a stranger, and feels comfortable enough with you? But I'd just ask him. And if you're not comfortable with it, than don't.

Yes have "the talk". Something you should do anyway regardless of moving in or not. Make sure you're on the same page and want the same things. And there's no undecided (how long have you been together?). Undecided means no. Protect yourself and do what you need to do for yourself. As you've said, you've wasted time before, so you know the "signs" of that. It won't be any different with him.

I'm not being nasty but I see so many medicore girls with guys and vice versa. Why do guys expect so much of me like going to the gym 5 times a week to keep a decent body etc 🙃 I feel so burnt out tbh

Start doing things for yourself. These guys are the wrong guys for you. If a guy really likes you and is into you, he'll accept you the way you are and not "expect" anything like that. These are selfish guys 100%. They don't care about you, only what they want. If I were him for example, I could appreciate you going to the gym and keeping in shape, but never would I "expect" it from you. It's your body and life, do what YOU want only.

Well I'm turning 30 in a few months and still single I wonder if it's too late by the time I find somone and date them for awhile to get to know I'll be like 34 really late to even consider kids

It SLOWLY becomes more difficult as you age, but it's not "too late". But just focus on the right guy first. Worry about kids later.
