How much should I rent out my singe wide mobile home?

I own it, and the lot. My aunt lives in it with me. Im moving out for personal reasons. she's currently renting a room from me for 300 a month. She doesn't have anywhere to go so I want her to be able to stay put, but renting out the whole thing for $300 a month just isn't realistic. I think she said she could afford 800 a month. My mom thinks i should charge her 1,500 a month, but I think that's just ridiculous.⁸

Its a 1977. Three bedroom, one bath

She can probably rent a nice apartment for $800 a month. So why would she pay $800 for an old mobile? Plus at that age they start to have problems like leaking roofs or dry rot.

You have to compare it to other rental units available in the vicinity. Single-wide mobile homes are not the most desirable rentals in any market.

Especially 50-year-old single-wides. Conventional construction is far more desirable.
