Why do guys gaze into your eyes and speak in a soft voice?

He is the son of my super in my building. His whole family lives there. They are all nice and I get on really well with his mom especially and his entire family. To me he was just building boy. He is quiet so I just assumed he was a soft talker.

I felt he was making eyes at me like a year or so ago but just brushed it off. Then he was hot and cold. Then in the summer I saw his staring at me. Now he always says hi. Very polite and respectful. And he went back to having this soft, look always looking me RIGHT in my eyes talking all soft and quiet.

I don't have anything to give him or benefit him with so I don't know. It isn't like he is making a move or pursuing me.

And anyway, he's my super's kid. Way younger than me. Like high school.

Vixen. Lol. I'm not a vixen in the slightest. Actually, when they went on vacation and his Dad was alone and was totally hinting he was down for whatever. It wasn't overt but I was like "his poor wife".

I had an issue with an ex coming to my door and his Dad took care of it. They know I live alone and they treat me well.
