I can show you even when I was feeling pretty lean a couple of years back my pic. Guess what bodyfat percentage I was then?
Arm vascularity (pumped):I dunno what people put me there but I was around 16% bodyfat according to DEXA scan at the time. My body distributes fat in weird ways -- more towards lower body.

Lean bulk means you only eat a little bit more calories more than you burn, so you add muscle and a little fat but very slowly, like Half kg every month.This way you don't add too much unnecessary bodyfat.
Do you know how many calories you need to eat to maintain your current weight? not adding or losing fat.
I'd go 2500kcal daily for a while to gain strength and muscle.Then when you want you feel like you don't wanna get any fatter slowly go down to 1800kcal for a few months.
That's pretty much what I've done and I've gotten great gains. The trick is to bulk very slowly and focus on getting stronger to gain muscle
