Tenant got a new job and can't pay rent now?

So the last couple months my tenant has been a few days late paying rent. She got a new job that apparently doesn't pay as good as the last one. Opinions?

Depends on the relationship between landlord and tenant. And the communication. For me my landlord knows I’m a student and an independent contractor; that means while most other jobs have set days I get paid on the 1st and the 15th. But if the first falls on a weekend I get paid on the 3rd instead it sucks but my landlord is aware of it and the moment my pay hits he’s sent his rent. I also will typically keep my portion of rent out on my second pay but sometimes expenses and emergencies happen where that’s not possible.


If your tenant isn’t communicating with you, and it’s becoming a constant issue you may need to sit them down and have a talk about things and consider asking her to leave.

Generally you give them a notice to pay or quit pretty quickly, 5 days or so; this is the start of the eviction process.

I have rental property and the rent is due on the first, but I give them 10 days grace to pay.
It has worked well.
I'm not sure if you have a deadline, but if you do stick to it.
If they can't pay this month and you let it slide and next month comes along and they can't pay now the owe you 2 months, and since they can't pay each month how will they ever catch up?
They can't.
It's a long slippery slide and you are at the bottom.
Figure out what your comfort zone is.
Are they an old tenant with a good track record, or fairly new.
Figure out what you will tolerate and talk to them and be firm.

Is she a long-time tenant, or relatively new? That may make a difference in how I might perceive the situation. I'd think that I'd give a long-time tenant greater leeway than a newer tenant.

She may need a bit of adjustment time to get you your rent on time. A few days late for a couple of months seems to be a non-issue to me.

I understand your concern, but people are people, not machines.

I prefer to keep her honestly. A new tenant just means a new set of move in problems if that makes sense. Some people are very nit picky about everything etc.

Its a business transaction. Its great to be as reasonable as possible in interpreting that, but in the end if they don't pay rent, you are supporting them out of your own money.

I say that, but I'm such a softie that I'd have difficulty kicking someone out, so I never want to be a landlord

If she's been a good tenant, I'd let it slip... don't ding her with late fees. At least she's paying rent, albeit a few days late.

If it gets to be not paying rent, or paying rent extremely late, then you might want to start an eviction process. But I wouldn't do that yet.

You need to remind her that the rent is do on the first of the month. If she has been a good tenant up until now you should cut her sone slack. Times are tough in Biden's América.
