How do I ask my landlord if I can have another pet?

I’ve got a question about renting/ asking a landlord about pets:

So my husband and I have been renting this house for about 2 months now. When we applied the landlord said they allowed pets, however they never stated a limit or what type of pets they allowed. In our contract it does say that we aren’t allowed to have any pets on the property that weren’t already discussed about.

We have 2 dogs and they agreed to let us have our two dogs there. My husband and I are wanting to get another dog in about 4 months and wanted to ask our landlord if they would allow it.

My question is has anyone else done this? Like asked to add another pet to their contact/rent? And if so how do you go about it, and how did it end up?

Asking to add another pet is always a risk with landlords. Here's what I'd do:

First off, wait a couple months till you've been good tenants and the landlord knows you take care of the property. The longer you've lived there problem free, the better.

Then I'd write him a nice letter saying how much you and your wife love renting from him. Mention you've always paid on time and keep the place clean. Then CASUALLY bring up that you've been thinking of getting another puppy because your dogs get along so well.

Emphasize you'll continue being responsible pet owners and the new pup won't cause any damage or issues. Maybe offer a slightly higher pet deposit or extra cash per month to sweeten the deal.

You could also see if your landlord is home one day and tries chatting him up in person. Bring your well-behaved dogs and let him see how cute and good they are. People tend to think more positively about things they personally experience.

Just be super nice about it and make it easy for him to say yes. Fingers crossed it works out man! Let me know how it goes.

A CONTRACT is a CONTRACT & if that contract is written & it states that you are not allowed to have any pets on the property & you are already in breach of contract.

However they agreed (Hopefully It’s In Writing) to let you have your two dogs. If you get another dog that would be three dogs & the agreement was for two dogs.

Asking would be the right thing to do at this point being that you already breached the original contract & don’t be surprised down the road if they want you out they can use the original written contract against you.

Yes the agreement is in writing for two dogs. We have not breached the contract in any way. I think you misinterpreted my sentence. It said we are not allowed any pets other than our two dogs that are already on the contract. I am wanting to ask the landlord to add another dog and asking on here how to do it.

A breach doesn't necessarily mean the contract is terminated, it could just mean more money or some other provision the landlord might want or have in the contract already.

Modifications can be made to any contract if both parties agree.

When my partner and I moved into our rental, the contract stated “no pets allowed”. After a few months, I talked to the landlord about it and asked if we could have a cat in the property, since I had an 8 year old cat that lived at my mums house and I wanted to bring her to my new place. The landlord was fine with it. Turned out that they just stated “no pets allowed” in the contract because past tenants were bringing in destructive, untrained dogs that did nothing but destroy the house and pee everywhere, and the tenants never took responsibility. So we moved my cat to our place and a year later we asked the landlord again if we could bring another cat with us. She was fine with us bringing another cat in since there were no signs of property damage with my cat.


If your current dogs are respecting the rental, then I think that your landlord won’t have a problem with you getting another dog.

The worst the landlord can do is say no. If you’re good tenants and have a good relationship with your landlord I don’t see why you couldn’t ask. I know with my landlord I’ve told him that I one day would like another dog and he’s fine with it; but he also understands that I wouldn’t get another until after my boy goes
