what would you do if your partner of 10 plus years asked your best friend to hook up behind your back an she said NO!! an what would you do if she texted him days later an asked if he was serious about what he asked and he still said yes to wanting to sneak around and the secret was kept for over 3 years!!!

If not married, given this dynamic, I would severe from all parties permanently. Firstly, I would take 6 months to have financials in order, especially, if shared Deeds/Ownership. This will likely require attorney involvement.

If there is no joint ownership then I would be out next weekend...

Joint ownership and functioning as married with "common law" statues can complicate this. Attorney 3000.00ish consult and information briefing. Provide questions plus advisement request ahead of time so that another meeting is not required...

I would say not a best friend if she didn’t tell you for 3 years and used it as leverage for something.
