Landlord. It's costly.

Every tenant we have ever had has done damage to our property whether it was paint, fire, clogging drains and causing flooding, stealing fixtures, stealing appliances, holes in walls, holes in doors, broken windows, etc. We finally stopped renting out and sold the properties because the costs of mortgage, insurance, and damages were not even covered by the rent.

No, insurance does not cover the damages. Only partial. A hole in a door is worth $8 to repair according to the insurance company.

Thats the same reason I stopped owning rental properties. They were putting me in the poor house. Farming is less risky then owning rentals

@humanearth haha! That is insane! Well, now our gov. can tell you that you cannot collect a rent payment, but you are still responsible to the bank for the mortgage and you still have to keep up the maintenance. That's the highest risk of all in my opinion.

One of our tenants committed suicide and his wife was jobless and then our building management wanted to charge us a $5,000 clean up fee to remove the dead body from the building area. My dad was lucky to get a guy experienced in this type of problem that was willing to give us free advice and we managed to avoid paying them the $5,000 but it was a one week struggle to get free of the debt. There was a lot of arguing in our home cause my mom and dad could not decide or agree on who to rent our investment property to.

I used to be a property owner of a duplex.

Worst thing is when tenets destroy the house and the security deposit never cover a third of the damage.

I will never will be landlord again. People destroy a perfectly good home.

That's what a security deposit is for.

But a security deposit don't cover the value of the house when a tenant cuts out all the plumbing, makes non-code complying repairs,

My buddy used to have a house and his tenants turned the house into a drug house. They got raided and cops ripped holes in the walls searching for drugs.

The county even went after the home owner for having drug dealers

The county even tried to take the property from him.

He just did a short sale as fast as could just to get rid of the headache.

The thing that will save your life in this scenario is a property manager. If you can't afford a property manager and still make money on the rental, even a few hundred dollars a month, you didn't get into a good deal.
