House - most of the time, good investment. It's usually the plot of land that is the investment. Cons - expensive. I do not have issues with HOA on our place, and majority of the places I know, but I heard on USA, they can be quite a pain.
Townhome - too small for me. And A/C's are not common here. Less windows = hot. And I live on a hot climate country. Also, limited renovation options.
Condo - Sounds nice but isn't. Limited renovation options, limited ventilation, noisy neighbors, I do not know what will happen if the building permit expires and cannot be renewed (in our country, this usually means the building is 50+ years old and is on moderate to poor condition, usually means it has to be torn down. Rebuilding is on owner's discretion).

I would take a house over a townhome any day. I've lived in both. When you're in a town home, you hear the neighbors to the left and you hear the neighbors to the right. In my home I don't hear shit.
House is the best choice. If ever, choose a house nearest to the hospital, schools, and stores.
Yet I agree with the townhouse as well. I'm an extrovert, so I think it's good to have people by my side. In addition, in case something happens there'll be a witness. The only thing that I see as a deal breaker is the noisy and nosy neighbors. 🗣️
I lived in a condo before. Condos are expensive as well. You won't be able to monitor where your money goes. There are less privacy, lots of fee, and HOAs are crappy.

I would rather live in a single family home. I like my privacy and do not want to be told that I can't hang an American flag on my front porch and I would hate to pay the monthly fees.
I own a condo and the cons for a condo is a lot of them have paper thin walls and if you have an annoying person living next to you on either side it's hell. I bought a condo townhouse where the stairwell is between my unit and the next door one
I prefer townhomes. That way no one lives above or below you.
You don't want a condo. I like having a yard, so a house is my preference.

Sharing walls with people can be something you can regret
Rather a house if affordable, no noise from other side of the wall or ceiling and can do repairs without getting permission
