Bro, I hear you. My ex was pretty bad herself. The judge gave her full custody. I am still in that court room after 11-12 years have passed. I have forgotten my ex and even my kids sort of, to move on. Because when I think of my kids I think of that judge, who took them and gave them to a woman that certainly hit them when they were little. She said I hit her when she was the one who hit me. @molonski2 I just wish I had some money to gamble on the market. Historically the market rises like crazy after the first cut, then tanks after the second. Refinancing wouldn't be worth it with how much home prices have skyrocketed, the rise in taxes and insurance would likely offset what little I'd save in interest.

I like our mortgage system, but I can absolutely see ARM coming back in a sideways direction. Kind of like the payday loans which are exempt from interest restrictions, and depend on a cycle of debt to continue running.
