My moms friend moved in with me in my house 7 months ago. She rents a room for $300 a month. She has mobility issues, and I've been helping her, and its proving to be too much for me. I was going to move into my moms house, and rent my house out to someone else. The whole house, not just a room. If my moms friend can't take care of herself, I was gonna suggest a nursing home. If she doesn't wanna do that then I don't know. I don't really want her to live in the house, because I don't want to be responsible for her.

Yes. As the owner of the house, you can decide who lives there. You are responsible for ensuring she has a safe place to live, but you can end her tenancy by selling the house or giving it away.
