Why would a guy tell you that he’s hard to live with? Is it a heads up, a warning or a scare tactic?

It could have just been a comment he was making casually; something he just said to say. It could be that he thinks there was a possibility that you/one of your girlfriends would end up living with them.

It's tough to say without more detail.
