Sounds like she's sending mixed signals. I usually think of "you're a great guy" as friend zone, someone to talk to, someone to tell all her problems to. She also seems to be sending vague hints that she's not satisfied with her bf...and maybe looking for a replacement? Maybe you? Very vague there, so don't want to read too much into it.
Ask her straight out what she wants. Ask her straight out if she is looking to you as possibly more than friends. Straight non-judgmental talk never hurts. Two adults should be able to talk straight to make things clear, without it affecting their relationships. It's lack of talk that causes problems.

You're a great guy. That's it, and means nothing more anything than that.
It means "my boyfriend is being a jerk and I'm tired of being on an emotional roller coaster with him. You are a really good guy who I don't think would treat me thay way. Maybe not all guys act like jerks." It's a way of saying "thanks for not being a douche."
A great guy for me at least is one who is honest, cares for others, makes me feel good when I'm around him, gives freely of his time, and is there for me when the chips are down.
