Can a landlord show up with the repairman without notice?

So the ac went out at my rent house and typically I just call a repair man after figuring out a time that works good for the tenant when they'll be home. This time I was like you know I better go over there when the technician shows up so I can pick his brain and make sure the ac is working good. It's easier to get his thoughts when you're both looking at it and Anyways, I told the tenant I might show up if possible to talk to the technician, but I won't go inside. She never texted me back saying that's fine or whatever, so then i'm like well i guess I better not go over there. Long story short I spent $400 for a simple capacitor replacement which is kind of a maintenance item every so often, but the bottom line is I have no idea if this older ac system is going to even last another month or 5 more years. Guess I'll just get a quote for a replacement system so I have an idea of the cost and put a new system in the next time it goes out, but in my opinion that's some bs isn't it how they ignored my request to come by?

No. They can only gain access in an emergency e. g. a leak, or after giving you notice. You could have important documents lying around, money, jewellery, sex toys etc. They could steal if you weren't there. Even if you were home you could be entertaining guests etc.

You don't need to be there but he should give you fair warning so you can hide and valuables or personal items you don't want on display

Well technically I told the tenant I was going to have a repairman out on Monday so they had the whole weekend. I just didn't tell them I wanted to run over when the tech got there until that same morning that he came out.

I'd assume the repair scheduling itself is the proper notice. Now you can abuse that notice with alternative motives or using it as a bs excuse to barg in. Double checking that darn ac for the 12th time kinda nonsense.

A legitimate repair for included appliances with a repair company and even saying just looking at that sounds on the up and up.

Yeah, I figured so just didn't expect my text to get ignored. So now since I wasn't there money was wasted fixing a system that should have just been replaced. Then the idiot technician misread the date code thinking the air handler was way newer than it was. Whatever I guess. They can sweat it out in August when it fails again for being dicks and not letting me come over.

Mostly they can't. It's probably in your lease that they have to give notice unless there's some emergency.

Technically I can fix it myself. I don't necessarily have to call a technician. I guess in the future I'll just tell them I'll be there regardless of whether or not I actually come over.
