Most blacks choose to live in urban areas where housing is less affordable and wages are more out of balance with the cost of living. They actively make this choice because large urban centers often tax their residents more heavily and then provide social services to the moor poor people that are less ambitious. In other words they want to leech off of other people they live around. They could choose to move to a more affordable location outside of the city and work for a living thus sacrificing their social system and have a more stable life like many Whites, but ideologically Blacks cling more to socialism and thus they choose to stay poor so that they can receive funds from other urban dwellers that work for a living. It's a dependent mind set that is self inflicted in the modern era, but culturally comes from Democrat slavery where the master takes care of the slave and makes them do menial work.

It's easy to confirm that housing values in many non urban areas of the country are far lower than in many urban areas. Anyone could go on Realtor dot com and see that trend is true. People could also go to Bureau of the Census and find race distribution across the country and determine that Blacks are unevenly distributed with a bias in favor of urban metros rather than outside of them. Blacks have a choice to live in those urban metros, or to move to cheaper locations outside of them to find more affordable rent/housing. It's also easy to confirm that urban metros have higher taxation rates than surrounding areas which is claimed to be collected to support social services and infrastructure. Thus Blacks have chosen to live in more expensive metros where there is higher taxation and more social services. Social safety nets are geared toward providing assistance to the lower economic strata of a population. According to democrats, Blacks are economically disadvantaged and disproportionately affected by poverty. Thus that would place people Blacks first in line for social system assistance in urban areas based on Democrat policy. It's also easy to confirm that Blacks do in fact use social safety nets like SNAPS, free school lunch, HUD housing assistance, etc. at high rates than other races, so Blacks are in fact aware of these social safety nets and they do use them. They have made a choice to put themselves in that urban area where living expenses and taxation are higher and have made an active choice to apply for social assistance at high rates than other races, so it's absurd to argue that Blacks do not do that on purpose.

No one chooses to live in a ghetto.
But people do choose to live where they can get a job. And, when you're poor and can't afford personal transportation, you take public transit.
It's the same reason poorer white people remain in these urban areas.

@abc3643 You have feet don't you? I've seen homeless people that migrate from the North East generally NYC down to south Florida in the winter and then back again in the spring. They just have the clothing on their back and maybe a backpack with some basic gear, but they make the trip twice a year due to the weather. Anyone that wants to leave can leave. We all have freedom of movement. You can get a greyhound bus ticket half way across the country for like $100. There are low end jobs in out of the way places all over the country. If you have limited skills, it's smarter to work at a low end job in a cheaper area, that is if you actually want to carry your own weight and not live off of government assistance. There are Blacks that join the military and leave the hood. They use the G. I. Bill to go to college and the move on with life into the middle class and have a more stable life and a shot at home ownership. There are Blacks that go get their commercial drivers licence and become a trucker. They live out of their truck cab and bank their money and then buy a homestead in some out of the way place on a small farm where they can park their rig. People that want to leave can leave and do. People that want that government check stay.

I am just not going to bother. While, yes, there are folks who do what you say, most folks do not want to remain poor, but many cannot find a way out of poverty and society isn't very helpful getting them that way.

The reason why there are more whites than black owners should be completely obvious. I'm surprised that the gap is widening though. However, I have a lot of confidence than black ownership in the middle class suburbs has increased dramatically since 1960.

I'll also point something out that MIGHT be a factor, but I have never looked into it. Worldwide, you might be surprised at which countries have the highest and lowest home ownership rate. If I remember right, Romania has the highest in the world, with countries like the US and Canada way down the list.

Home ownership doesn't mean you own the house yourself. In places where it's common for a few generations to live in the family home, which is passed down from generation to generation, the home ownership rate is very high. In places like the US, where children are expected to move out and get their own place, the ownership rate is much lower. Each child in each generation is buying their own home. That really changes the numbers and can potentially be misleading.

Percent increase over 31 years:

Whites: 6.6%
Blacks: 10.2%

Whites have the highest ownership rate. but have the slowest increase. In other words, that gap is closing.

Could it be down to how their earnings are spent? I have black neighbours and they rent their home, they work hard as my husband and have two wages coming in but talking to the women and they spend maybe $1000-3000 on hair, make up, nails and clothes every month, they eat out and get take outs often, they are leasing a new ford mustang or mercedes something else, their kids are wearing the latest designer gear, their furniture is very expensive and new, they have a lot on their credit cards, they have a lot of jewellery. They spend a lot on sneakers and have collections of sneakers, like $300 for something made in China for a dollar is money i wouldn't pay.

Meanwhile my white and Asian neighbours are mostly home owners or have mortgages or saving for a mortgage and are making do. Driving older or used cars, cheap clothes out of old navy or wallmart. Jewellery yes but not that much. Saving and getting by. It's the exact same in the UK too.

The cost of a small two bedroom apartment in Toronto is equal to the cost of a large mansion in America. The reason so many Americans own homes is that homes are cheaper in America. Black generations have fewer decades to climb the housing battle because segregation only ended in 1960 and it takes at least 2 generations to stabilize generational poverty and another two generations to build biological wealth. Black people who were born in Africa are more intelligent than native born Americans of all backgrounds when they get chosen for Americans citizenship while black people born in America, do not get the same results in education and jobs as government selected black immigrants who reflect that generational wealth in their bodies because the parents of rich black immigrants were also rich.

Have to see lots of facts on that. No doubt the culture is full of garbage fed to their kids. Asd trauma by media. Some make it out via education, networking and sports. Others too many take wrong path and stuck for life.
