The Trump administration is entertaining a potential plan for the government to back 50-year mortgages to address a housing affordability crisis.

Federal Housing Finance Agency Director Bill Pulte posted on X that the Trump administration is working on directing government-owned housing finance companies Fannie Mae and Freddie Mac to support 50-year home mortgages, calling the move ”a complete game changer.” President Donald Trump also posted on his social media platform, Truth Social, supporting the idea.

The proposal comes after Trump directed Pulte to leverage Fannie and Freddie to ramp up the country’s stalled housing production to bring down costs and address the estimated shortage of 4.7 million homes. But the new proposal is raising concerns about whether such a major change to the two giant mortgage financiers’ buying rules could destabilize a central strength of homeownership — the opportunity to build wealth over time.

In a series of follow-up posts over the weekend, Pulte wrote that “a 50 Year Mortgage is simply a potential weapon in a WIDE arsenal of solutions that we are developing right now. STAY TUNED!” He sounded off about other possible ideas like supporting portable mortgages, which can transfer to a new property, and assumable mortgages, which can be transferred to a property’s new buyer.

To address the housing shortage, just stop immigration, both the legal and illegal kind. Immigration is almost entirely responsible for the housing shortage and higher rent/ownership prices.

As for Fannie Mae and Freddie Mac, they are both secondary markets, not loan originators. They might have a little influence on 50 year mortgages, but not much. 50 year mortgages are a horrible idea. That's committing people to a lifelong of paying their mortgage, even into their retirement years. People should do just the opposite and get short mortgages that they can pay off long before retirement.

Beyond dumb. Total cost will increase and it will just lead to a housing cost increase to go along with it.

We can look at the history of the House Market. Whenever we lowered the amount of money required upfront, auch as a lower percentage, what really happened is that prices went up until the change was gone. So if 20% became 10%, all that happened is that the total price doubled.

Trump's plan would, outside of being financially irresponsible, lead to the same phenomena. It would essentially be a contract of indentured servitude.

I think it requires some financial acumen to evaluate the merits of this idea, so I am not qualified to render an opinion on this question.

The government already backs 40 year financing of Direct Farm Ownership loans. It's the same principle. When real estate is affordably, lenders offer longer terms. The 30 year mortgage was created to stem the bleeding during the Great Depression and stall foreclosures on properties via FHA loans. Then it was authorized in 1948 for new homes in commercial banking and extended that to existing homes in 1954 and it wasn't popular until the 1960s. People thought it was too long, but 30 years after the idea was introduced then they excepted it because they wanted to own a home. Trump is introducing 50 year mortgages now in the 2020s. People will be resistant to change, but if prices and wages do not change, eventually people will likely accept a 50 year mortgage. Is it a good thing? Not really. Neither are 40 or 30 year loans, but people often overextend themselves.

A 50 year mortgage does nothing to solve the housing affordability crisis. It only gives the 1% a new way to keep 99% of the population mired in debt for life from womb to tomb. People will become economic slaves for the 1% for their entire lifetime.

It would work to make mortgage payments manageable for new buyers. Average length of a mortgage is 7 years. Not a financially sound strategy as their would be no actual equity built though. While it would bring mortgage payments down, it wouldn't address the issue of overinflated prices. The only way to actually do that is to increase supply over demand.

So you buy a house at 30 and you're still making payments until your 80? That's a great deal for the government because it guarantees fewer people can retire because they need to work to pay for their house.

It is an option that may help people buy a house. I am concerned about the government having to bail out the people that default. I think more attention should be paid on raising wages for Americans.
