A lot of girls find exposed chests attractive. The girls who unbutton your shirt are most likely flirting with you. And your guy friends that do it are most likely trying to help you out so girls notice you more.

That's more than flirting. I'd say flirting is verbal and non-physical. If a girl is touching you in that way, she's making advances on you. If I caught my girlfriend unbuttoning another guy's shirt in that way, I'd have her up for cheating.
