Older people always downplay the emotions of teenagers. They just can't remember that far back.
Emotions are real. If all he thinks about is sex with the girl, then sure, it's lust. If he can't get her out of his mind, thinks about all kinds of different things with her; if he's hungry for her company, that's the real thing. He's in love.
