Landlord notice valid or being a racist?

Hi so my boyfriend rents a house and his landlord lives on the property as well.
I was over a few times and all was well, accept for once when he locked us out of the house by accident and had to ask the neighbors daughter to bring the extra key, the next morning we get a complaint that we were being too loud and that the landlord doesn't wanna hear any of our stuff, which I mean is fair, she did say one more time and she's goinf to give my boyfriend a notice to leave, but very convenient after she saw who I was, now bare in mind my boyfriend is white, I'm of colour, she's white and so is my boyfriends roomate. but race wasn't the issue there, we wrote it of as us being too loud and her being sensitive about it, which we respected, now I haven't been there since, which is months ago, cause my boyfriend comes over instead, this morning my boyfriends roomate gets a message from the landlord saying she heard he's moving out and if my boyfriend plans on moving me in then she won't allow it and he can have his notice instead, now yet again my boyfriends roomate has his girlfriend over every weekend, If not every day, and they are pretty loud, yet no complaints, my boyfriend had his ex move in with him in the very same house and she had no complaints, when they have parties, and get togethers she said nothing, yet I'm the problem, now is this really about race or was the one time enough to cause that opinion? My boyfriend is furious and wants to move out, he says if she doesn't apologize then he's going to the internet with the story, cause she lives across from a predominantly black school, and she's being a racist. any advice on the situation? Or ways of handling it? Cause it truly isn't sitting well with me the more I think about it, feels like the world is going backwards instead of front again, and being told not to do something cause of race isn't something we should be accepting of.
