Not sure what you mean by “modern”, if that’s like the last quarter-century, or just modern like “post-Industrial Revolution”, haha. But I don’t think that’s anything that new. It’s been that way as long as I’ve been alive, and from what I can tell, these have always been common themes throughout musical history, at least as long as there’s been a “music industry” as we know it.
I think it just comes down to relatability for the listener. I saw Boyz II Men about four or five years ago, and they were joking that people wrote songs for them to sing that made us, the audience, relate to them and feel personally connected to them, and they made millions of dollars off of that, haha. Unrequited love, secret love, lost love, found love, lost AND found love…. at least one of these dead will strike a personal chord with most people in that we’ve experienced it and know firsthand the joy or pain or whatever. Most of us are looking for love, or are in love, or are pining for love, or have a former love that’s turned sour…it’s going to hit with people. And even more relatable is sex, and all the aforementioned angles on love likely apply.
You could maybe argue in the past that there were more topics touched upon, and you might even be right. You could point to Pinball Wizard or We Didn’t Start The Fire, but I still feel like the overwhelming majority of songs will appear to base instincts like love and sexual attraction. This is especially the case for pop music, because you’re marketing to grab the lowest common denominator and hoping for any additional people north of that.

Because it's what sells to the mass market. If you want something different, try Gloryhammer's Space 1992: Rise of the Chaos Wizards. Not a love song or sex ballad in sight, just good old-fashioned tales of battling goblins and zombie unicorns on the moon with a hammer made of lasers.
Please remember how you felt, reading that sentence; it will amuse you to no end when you track down a copy and learn that I'm not joking.

There are video game songs, I listen to a handful. For example, I listen to Neebs Gaming who has done songs based on Seven Days To Die and Ark. Then you got Dagames who has sang songs on games like Cuphead and Bendy and the Ink Machine. Red Dead Redemption 2 has music with vocals, but that's if you don't mind country sounding music.
Ultimately, the majority of people just don't have any interest to listen to those topics.

Not sure. I listen to love songs and some sexual songs, but that's just what I find. I listened to Aviva today though. Her songs have a creepy feel to them (kind of reminds me of Melanie Martez).
You believe that only "modern" (whatever that means) songs are like this? Oh dear! :D Most songs from the 40's and 50's were like that as well. And the 60's. And the 70's.
Sure there are many songs about all sorts of stuff. Maybe don't listen to radio stations that play the same 3 popsongs over and over again.
Because those are topics most people can relate to one way or another
This is why video game and movie music is better.
Well, obviously you don't know much about music. There are literally 1000s of songs about all those topics.
